How it works

At NSRE we take a unique strategy to make sure our investors are coming out ahead in every situation. We utilize something called a Break Even Ratio (BER) where we can actually calculate the ROI a investor must get to be able to stay ahead of inflation and taxes. These are two factors most investors and investment companies don’t take into consideration when investing. With this we can look at the worst case scenario for the asset and make sure our investors are winning.

1. MARKET & LOCATION SUITABILITY

We identify and evaluate stable markets and desirable neighborhoods throughout the PNW with consistently strong historic as well as projected long-term multifamily performance. Our criteria include a greatly located property that have value add characteristics, which then will allows us to improve the asset to create greater returns for our investors.

2. ACQUISITION

After a comprehensive multi-month property evaluation process, we acquire apartment assets with the potential to provide steady yield and equity growth in their first year and beyond.

3. OPERATIONS

As operations specialists, we consistently improve the asset by driving occupancy, increasing gross income, decreasing expenses, and maintaining or improving property grade.

4. LIQUIDITY/DISTRIBUTION

As a yield-focused investment firm, our goal is to increase Net Operating Income (NOI) and distributable cash flow every year. Through NOI growth, we have the ability to increase the value of your investment year over year.
